Pre-Purchase Building Inspections
dream home or nightmare?
A thorough pre-purchase inspection report will find out if your dream home is really a dream home... or a nightmare.
The purchase of a new home is the single most costly investment that a family will make, so it’s important that you know what you are getting for your money.
A lot of defects are hidden to the untrained eye, so relax and let us do the homework. We inspect all accessible areas from the roof space to the sub-floor in accordance with AS4349.1-2007
You have the right to know what you’re purchasing, and our unbiased, comprehensive report will provide you with peace of mind and ensure a hassle free settlement.
Pre-Sale Building Inspections
sell with confidence
Mid-way through negotiations is not the time to find out you have defects or termites that might reduce your sale price, so it’s wise to get an inspection.
Eventually your buyers are going to conduct their own home inspection and you may as well know what they are going to find by getting in there first and possibly correcting the defects, in advance, on your own terms. Otherwise, you can count on the buyer's inspector finding them at the worst possible time, causing delays, and possibly costing you more money.
Timber Pest Inspections
don't be fooled by a pretty exterior
A pest infestation can be hard to identify and can drastically reduce the value of a property, as well as threaten the integrity of a building.
Our timber pest inspections are as comprehensive and thorough as our building inspections. We will assess the exterior and interior of the building to gauge for any signs of an infestation and the extent of any damage done.
We will offer advice on things that may lead to timber pest issues in the future. We check all accessible timber for termite infestations and identify any risk that structures may have on future infestations.
Pool Safety Inspections
Owning and operating a swimming pool is part of the iconic Australian lifestyle – especially in Queensland where the temperatures have us jumping into the water at every opportunity.
There are many rules and regulations that determine what you can and cannot do in terms of your pool and pool area. Most of the time, people are not aware of these laws, and there are hefty penalties for property owners whose pool barriers to not comply with the Queensland Government Standards.
If your fence complies with the Queensland Swimming Pool Safety Laws you will have your Pool Safety Certificate (Form 23) within 24 hours of inspection. If it doesn’t comply, then our full safety report will include advice about any non-conformances.
